Before we build, we work through the details

Your land helps determine where the home can sit and what it takes to build there. Access, drainage, utilities, and site preparation need to be considered alongside the floor plan.

If you already own property, explore Build on Your Lot. If you’re still searching, we can help you evaluate land before you buy. A home site evaluation helps identify access, drainage, utilities, and potential constraints to investigate.

During design and pre-construction planning, we develop the plans and specifications and work through the decisions needed before construction.

Choose the materials and finishes

Flooring, cabinetry, fixtures, and other finishes affect both the look of your home and its cost. Choosing them alongside the plans lets you consider how they work together and where you want to spend more. You might prioritize the finishes in a room you use every day and choose simpler options elsewhere. Once agreed, those selections become part of the specifications we price and build from.

Plan for comfort and energy performance

Insulation slows heat moving through the home’s walls and roof; air sealing reduces leaks through gaps and openings. Windows, ventilation, and heating and cooling also affect how the home performs. These parts need to be considered together during design, while the choices can still shape the plans and budget.

How your construction price is set

We prepare your fixed-price proposal after the design, specifications, and selections are finalized. You review what is included before committing to construction. Changes to the agreed scope can affect the price.

The home’s size, design complexity, materials, and finishes shape the construction cost. The site matters too: wooded acreage that needs clearing, a long driveway, and a well and septic system have different costs from a cleared lot with nearby utilities. We consider the site work alongside the house so you can assess the overall budget.

What to expect during construction

Site work and construction

Once planning is complete and permits are in place, construction begins. MCH oversees the work from foundation to interior finishes, building from your agreed plans and specifications. Required inspections take place as your home progresses.

Communication

Josh stays involved throughout your build, with weekly updates on progress and upcoming decisions. You can ask questions as work moves forward. If you request a change, we’ll discuss how it affects the agreed scope and price.

Your new home orientation

Before closing, we walk through your finished home together and explain its systems, finishes, and maintenance. You’ll have time to ask questions and get familiar with how your new home works before you move in.

Josh and his time built a JAW DROPPER in Maidens, VA. The custom home had a beautiful foyer, walk into a tall open concept with roof height windows, full speaker entertainment system, up to date and style hardware in every kitchen cabinet and door, and the list goes on. Every touch and detail was crafted beyond what Ive seen a builder create before with no shortcuts. You can view the tour of the house online and it is worth the look. Go no where else!
