Most of the ADU conversations we have start with family: a parent who wants to be close but independent, an adult child saving up before buying their own place, or visiting family who need more than a spare bedroom doing double duty. Some homeowners want a private home office or studio instead. Whatever the reason, an ADU adds real square footage that shows up in resale value, regardless of Goochland’s rental restrictions.
Virginia doesn’t have one statewide ADU rulebook, each county writes its own. In Goochland, attached ADUs are permitted by right in several residential districts. Detached units require a Conditional Use Permit, and current rules limit occupancy to family members, with rental prohibited. Chesterfield and Hanover both require their own permit processes with a similar family-use focus. Powhatan has its own standards as well.
There’s a new state law that would loosen ADU rules statewide, but it doesn’t take effect until July 2027. Counties with an ADU ordinance already in place, including Goochland, may be exempted from it.

On properties with a well and septic system, Pre-Construction Planning also confirms whether your septic can handle a second unit’s wastewater load. An undersized system may need upgrading before the county approves an ADU, regardless of your zoning district. It’s a health department question as much as a zoning one.

A detached ADU on well and septic typically costs differently than one with existing utility access nearby. We’ll walk your site and give you a straight number before construction starts.
Under Goochland's current rules, no. ADUs are restricted to family members of the primary resident, and renting separately from the main home is prohibited. Rules differ by county, so confirm this early for your specific property.
