A closet laid out right, lighting that does the room justice, a bathroom with room for two people to get ready at the same time, seating you actually use. Everything in its place, and Sunday mornings long enough that you are in no rush to leave.

The bedroom. Room for the bed, the furniture, and a place to sit that is not the bed. Where the windows land decides how the room feels in the morning, so we set them against the view and the light first.
The closet. Hanging at two heights, drawers built in, an island if the footprint allows, and lighting that shows a color honestly. Storage is the easy part. Room to move is what makes it a dressing room.
The bathroom. Separate vanities with real distance between them, a shower sized for two heads and a bench, and a tub that gets a window instead of whatever corner was left.
The custom features. A morning bar so the first cup does not require the stairs. Laundry inside the suite. A porch or balcony off the bedroom, with a door you can leave open on a spring morning.
Work with the footprint you have. Sometimes the square footage is already there in the wrong arrangement. Taking a spare bedroom, a hall closet or an oversized landing into the primary can produce the suite without pouring anything. Expand the bedroom you have. When the existing primary sits on an exterior wall with room to grow, a bump-out gets you the walk-in closet and the bath without a full new wing. This is usually what people mean by a master bedroom addition.
Build out on a new foundation. A suite on its own footprint gives you the whole layout without borrowing space from the rest of the house. We build this version most often in Goochland and Powhatan, where the lots cooperate and the view is worth designing around.
Build up. When setbacks, a drainfield, or a yard you want to keep rule out going outward, the suite goes upstairs. See our second story addition page for how that one works.

Plenty of the suites we build go on the ground floor, and not always for the reason people assume. The upstairs bedrooms went quiet, the stairs stopped being worth climbing twice a day, and the best room belongs on the same level as the kitchen and the porch.
It also ages well. Wider doorways and a curbless shower read as design at this level, and they cost very little to build in now.
Timelines vary with size and how quickly your county issues permits. You get a schedule in writing before construction starts.

The bathroom and the closet drive the number, and inside them the grade of the materials matters more than the square footage does. Tile, glass, fixtures, countertops and built-in millwork all run from modest to expensive without changing the footprint by an inch, which is why two suites of identical size can price very differently.
These are also the pieces easiest to design around a budget. Decide what the room has to have, and the rest of the plan can bend to it.
You get your number at the end of pre-construction planning, once the design is settled and the county has weighed in. It is the whole job, finishes included, not a shell price with selections priced later.

Most of our addition work sits west of Richmond, in Manakin-Sabot, Maidens, Crozier and Sandy Hook, out toward Powhatan and Cartersville, and north through Rockville, Montpelier and Ashland. We also build in Short Pump, Glen Allen, Richmond’s West End, and Charlottesville.
